The Pawnee City Community Foundation (PCCF) has been awarded $640,000 through the Nebraska Department of Economic Development (NDED) to establish a new housing construction program within the city limits of Pawnee City, Nebraska. Through this program, three new single-family homes are being built and offered for sale to income-qualified buyers earning at or below 120% of the Area Median Income (AMI) for Pawnee County, based on household size. Eligibility requirements apply, including income and asset guidelines. Applicants must be able to qualify for a first mortgage; however, first-time homebuyer status is not required.

To help make homeownership even more affordable, PCCF is offering $60,000 in down payment assistance in the form of a 0% interest, no-payment loan. This assistance remains in place for as long as the homeowner owns and occupies the property as their primary residence.

Two of the three homes are currently available.

You do not have to be a first-time homebuyer—any qualified buyer who can obtain a first mortgage may be eligible.

Homebuyer applications will be received on a rolling basis until three applicants are verified and approved for the program. Be sure to thoroughly fill out your application form to help expedite the verification process.

To proceed once you've returned the completed application, please provide the following documents and information:

a.    Maximum amount you will borrow

b.    Mortgage payment per month including taxes and insurance

c.    Interest rate

d.    Mortgage term/amortization schedule

e.    Bank information/lender contact information

2. Copies of the following most recent statements for anyone 18 years of age or older that will be living in the home:

  • 2 months of pay stubs

  • 2 months of bank statements for each account

  • Retirement statement for each account

  • Social Security statement (if applicable)

  • Federal Tax Return (all pages)
